Processing Timeline

  • Please note that City offices are closed on Fridays, Federal holidays, and the two weeks of he calendar year.
  • Be advised that we do not offer expedited services and ask that the lender or escrow submit requests at least 15 days prior to closing.
  • The process takes 4-8 business days to complete.

Upon receipt of a complete package staff will review the documentation and pull the file from the offsite location. Staff will draft the Subordination and present the request for subordination to Director of Housing Authority for consideration. If approved, the lender will be notified of any contingencies.

Payoff Process 

To request a payoff of an existing First Time Homebuyer loan or Rehabilitation loan please provide the following documents:

1. Payoff request on letterhead
2. Borrower’s authorization to release information form
3. Deed of Trust
4. Submit Processing Fee (reference City-wide fee schedule below)

For shared equity loans follow steps 5-7 below:

5. Appraisal dated within 30 days (if waived provide comparisons)
6. HUD 1 Settlement Statement
7. Provide the amount of the original down payment

Submittal of Documentation

Email the requested documents to Housing@nationalcityca.gov.

Payoff Fee
Please reference the non-refundable fee in the schedule below that will be charged for processing the loan payoff. The fee may be subject to change from time to time. Payment of the fee must be submitted before the payoff is processed.

Payment can be made in person at City Hall or by mail. When making the payment include the Name of borrower(s) name and address.

Lender/Escrow

Please be advised that incomplete files will be returned unprocessed and are subject to additional fees upon resubmittal. Missing information and/or missing documents constitute an incomplete file and will be returned unprocessed. Please be sure to submit a “complete” package to avoid delays in the process
